This is a 59-acre inholding within the BLM’s Christmas Valley Sand Dunes. Yep, it’s right off Lost Forest Road. Next to one of the major camping/staging grounds for attacking the dunes. And, yep, it includes dunes itself! This property has huge recreational and environmental value.

The following Google map provides the approximate boundaries of the property. Note how it borders well-paved Lost Forest Road. (The property is just to the west of the semi-buried red shipping container that used to be there.)

In summer, this area is a major recreational playground for ATV and other off-road enthusiasts. Driving, hiking, or even just sitting and watching the dunes is really special.

There is a great road directly to the property. In fact, the north end of the property borders Lost Forest Road.

Is it accessible all year?

Yes.

It’s Oregon’s beautiful high desert! 4,300 feet above sea level.

Can I build?

You’d need a conditional use permit (CUP) from Lake County. One thing to remember is that this is a relatively conservative and rural county by Oregon standards: therefore, it’s my understanding that such permits are typically granted, particularly in the Christmas Valley area. Once a permit is granted,  you’re allowed to dig a well, etc. I should note that you can park your RV here and live part time out of the year; as far as I know, there are no regulations against that. Oh, and pretty sure you can build small support structures without permits, too.

What are the dimensions?

It’s 59 acres, and it’s roughly 0.4 miles wide by 1/2 mile long. That’s a lot of land!

How do I buy the property?

Just contact me below! Typically we exchange a cashier’s check for a notarized quit claim deed which you can then file with the county. If you’d like title insurance & escrow, that’s fine, but it’s up to you to cover these fees (using AmeriTitle it is $450 for the escrow account, $100-200 for title insurance, and roughly $50 for filing).
